RTi Research Relocates Headquarters within 383 Main Ave, Norwalk, CT Choyce Peterson Negotiates the Transaction
NORWALK, CT – Choyce Peterson, Inc. (www.choycepeterson.com), a full-service commercial real estate brokerage firm, announced the successful conclusion of lease negotiations on behalf of RTi Research (RTi) (www.rtiresearch.com), a global market research company, for a 2,862 square foot (SF) office at MerrittView, 383 Main Avenue in Norwalk, CT. Choyce Peterson Principal John Hannigan and Vice President Charlene O’Connell represented RTi in this transaction.
To accommodate their changing hybrid work environment, RTi’s CEO David Rothstein reached out to Hannigan who had worked with them on several previous office space transactions including lease negotiations at 1351 Washington Boulevard in Stamford, CT, and when they relocated from Stamford to 383 Main Avenue in Norwalk in 2014. Rothstein again called upon Hannigan and his team as RTi was now seeking a new flexible office layout within the Norwalk area, convenient to highways, with good building amenities. Choyce Peterson first provided research of the greater Norwalk office market which gave specific detail of available office spaces that fit RTi’s needs. After studying the availabilities, Rothstein determined that 383 Main Avenue was the best option to pursue due to the building’s location and amenities. Hannigan and O’Connell then led the RTi team on a tour of several available office suites within 383 Main Avenue to understand the unique characteristics of each.
Ultimately, Choyce Peterson negotiated a favorable transaction based on RTi’s specific criteria. Lease terms for their 2,862 SF pre-built suite included free rent, a competitive rental rate, and landlord-funded tenant improvements. The new lease allows RTi to continue to enjoy significant amenities including covered parking, on-site cafeteria, fitness center, and the building concierge in this well-located building at the Merritt Parkway.
Hannigan commented, “We are always grateful for our repeat clients, and RTi is no exception. By working closely with David and the RTi team, we were able to identify the best alternative and negotiate a favorable transaction that gives RTi new cost-effective lease terms and an efficient floorplan. Coupled with two other transactions, we’re proud to report that we completed over 35,700 SF of leases at 383 Main Avenue over the past 15 months.”
Rothstein concluded, “We were fortunate to work with Choyce Peterson once again on this office space project. We reached out to them with the confidence that they would secure for us an advantageous lease transaction while integrating our hybrid workspace requirements. To that end, John and Charlene accomplished that goal and we’re very happy to have secured an office space with a flexible layout and look forward to continuing our stay at MerrittView.”
The landlord, GLIC Real Estate Holding, LLC, was represented by Executive Vice President Tom Pajolek and Senior Vice President Ned Burns of CBRE in this transaction.
