Norwalk, CT July 18, 2018 – Choyce Peterson, Inc. (www.choycepeterson.com), a commercial real estate brokerage and consulting firm which specializes in representing tenants, announced the successful completion of lease negotiations for L’Amy America (“L’Amy”) for a total of 34,541 square feet (SF) comprised of a 7,125 SF headquarters at 40 Richards Avenue in Norwalk, and a 27,416 SF warehouse at 65 Trap Falls Road in Shelton. John Hannigan, Principal, represented L’Amy in these transactions.
Knowing that his lease was about to expire at their 37 Danbury Road, Wilton location, Steve Rappoport, President of L’Amy, contacted Hannigan who had previously represented L’Amy in a renewal at this location. L’Amy required additional space to expand due to their growing business, which could not be accommodated at their current address. Rappoport wanted to capitalize on Hannigan’s prior experience of professional tenant representation and creative solutions for their space requirements. Based on Hannigan’s recommendation, L’Amy added architect Monique Delerme of Corporate Design Solutions to the team to coordinate optimizing the new work spaces and warehouse design. Delerme evaluated L’Amy’s existing conditions and Rappoport’s vision for L’Amy’s future to determine the exact square footage required in both buildings and created floor plans for a functional and modernized headquarters with an open ceiling, and an efficient and productive warehouse space.
After meeting with Rappoport, his key executives, and Delerme, Hannigan searched for space based on L’Amy’s need fora headquarters with convenient highway access and amenities such as an on-site cafeteria, and a well-located warehouse space that could accommodate a few thousand square feet of office space. With these requirements in mind, Hannigan led Rappoport on tours in Norwalk and Wilton for office space, and in Shelton,Trumbull and Norwalk for warehouse space.
After narrowing down their choices, L’Amy selected 40 Richards Avenue in Norwalk for their headquarters as it has an on-site cafeteria, fitness center, and covered parking, and is located within two miles of I-95. L’Amy chose 65 Trap Falls Road in Shelton for their warehouse needs due to its proximity to Route 8 and I-95.
