(www.choycepeterson.com), a commercial real estate brokerage and consulting firm which specializes in representing office tenants, announced the successful completion of lease negotiations for Riker Danzig Scherer Hyland & Perretti LLP (“Riker Danzig”) in opening a new Westchester office at 399 Knollwood Road,in White Plains, NY. Amy Lerner, Executive Vice President of Choyce Peterson, represented Riker Danzig in this transaction.
Tim Carr, CFO of Riker Danzig, was charged with expanding his New Jersey-based law firm into the Westchester market after the firm hired Michael LaMagna, Esq. to spearhead their newly established Westchester and Fairfield operations. LaMagna knew Amy Lerner through mutual colleagues and immediately contacted her to lead the search for office space along the White Plains I-287 corridor. LaMagna specified the criteria to accommodate his current client base and referral sources, easy ADA compliant access for his elderly clientele and, most importantly, a very quick turnaround in opening this new office.
After leading LaMagna on an initial search, it was quickly determined that the space at 399 Knollwood Road would be the most convenient location and best option to fit the six professionals who would work in the new office of over 1,800 square feet. Lerner worked with the real estate department at Riker Danzig headquarters in New Jersey to conduct a market study on area rental rates. Once Riker Danzig’s headquarters approved pursuing 399 Knollwood Road, Lerner worked in collaboration with their IT, Facilities and Legal Departments to streamline and fast track the negotiation process. The result was a 3-month time frame from negotiation to lease execution, build-out and occupancy. In the end, Lerner was able to secure a competitive market rent, free rent, and high-end finishes in the entrance and flooring in the reception area.
