Choyce Peterson Negotiates New Office Space for Capital Partners in Norwalk, CT

Norwalk, CT - Choyce Peterson, Inc. (www.choycepeterson.com) a commercial real estate brokerage and consulting firm announced the successful completion of lease negotiations for Capital Partners at 301 Merritt 7, Norwalk, CT.  Principals John Hannigan and Alan Peterson represented Capital Partners, who will occupy 8,320 square feet in the building.

Capital Partners was looking to expand their practice and appointed Choyce Peterson to conduct the search and negotiation for high-end office space in lower Fairfield County. As per Hannigan, “We thoroughly researched every available option in Norwalk, Wilton, Westport and Stamford.  After multiple building tours, we simultaneously negotiated proposals with several prospective landlords.”

Once the 301 Merritt 7 building was the top selection, Choyce Peterson was faced with the task of combining available space from the landlord (that was too small for Capital Partners) with an adjacent sublease suite, and negotiated over two dozen “deal” terms and conditions.  When this process was complete, Capital Partners chose to move to 301 Merritt 7. The six building Merritt 7 office complex is comprised of over 1.4 million square feet of class A office space located conveniently between Route 7 and the Merritt Parkway.  The complex contains amenities including a conference center, café’s, Starbucks, a fitness center, ATM’s, a hair salon, and a shuttle service to the Metro North train station.

James Sidwa, CFO of Capital Partners, stated, “John and Alan’s knowledge of the available buildings and office spaces was extremely valuable in guiding our group to decide on the right mix of location, amenities and cost.  Once we found our ideal location, their guidance in our negotiation with the landlord and an existing tenant was invaluable.  We recently moved in and could not be happier with the office space, building amenities, and shorter commute for the majority of our team.”

Tom Pajolek and Ned Burns of CBRE represented real estate investment management firms Clarion

Partners and Marcus Partners in the transaction.
