Norwalk, CT April 30, 2018 Choyce Peterson, Inc. (www.choycepeterson.com), a commercial real estate brokerage and consulting firm which specializes in representing tenants, announced the release of the 5th version of semi-annual version of its Eastern Fairfield County Silhouette Study. The full-size poster tracks changes in office space vacancies at the close of Q1 2018 vs. Q1 2017 in larger, primarily multi-tenanted, Class A office buildings in Shelton,Trumbull, Westport, and Wilton. The unique study uses comparative building silhouettes to illustrate the give-back or absorption of space, as well as overall vacancy statistics for the selected buildings in the respective municipalities.
John Hannigan, Principal of Choyce Peterson, stated “Trumbull’s vacancy rate continues to increase (49.6%) as does Wilton’s topping out at 25.1%, with new space added to the market this past year. Contrasting to these markets is Westport whose vacancy rate continues to decrease to 13.6% (versus 18.5% 1Q 2017). Lastly, Shelton continues to be the strongest landlord market, with a spectacular 7.6% vacancy (down from 9% 1Q 2017).”
Adam Cognetta, Vice President of Choyce Peterson, added, “With this fifth version of the poster, we share greatercontext for discussions with businesses seeking commercial real estate advisory services related to their lease renewal or relocation decisioning process. Midand Upper Fairfield County continued to see contrast in office vacancies. Shelton registered the lowest rate in the County with Trumbull registering at the opposite end of the spectrum. Westport underlined strong space demand in the face of new product coming to market while Wilton saw activity generally in-line with broader County figures.”
Since 2010, Choyce Peterson has also published a companion Lower Fairfield County Office Availability Poster, which similarly tracks office availability in Greenwich, Stamford, and Norwalk. Choyce Peterson remains the first and only real estate firm to publish reports of this kind, as they have been received with widespread interest throughout Fairfield County.
