Fairfield-based developer Kleban Properties recently unveiled preliminary plans to redevelop 2131 Black Rock Turnpike and 414 Stillson Road. While the project has not yet been formally submitted for municipal approvals, the proposal has already generated discussion about the future of commercial development in Fairfield.
The concept, tentatively branded “Well at Fairfield,” would replace the existing structures with a modern mixed-use development featuring office space, a wellness center, café, rooftop dining area, and improved pedestrian connectivity. The project would increase the overall building area by less than 10 percent while modernizing a highly visible commercial corner.
How Wellness Trends Are Influencing Fairfield CT Commercial Real Estate
The proposal reflects a growing trend throughout Fairfield County and across the country: the integration of wellness and lifestyle amenities into commercial properties.
Today’s businesses are increasingly focused on employee experience, health, flexibility, and workplace culture. As a result, commercial real estate owners and developers are seeking ways to create environments that offer more than traditional office space.

The proposed wellness center could include features such as Pilates studios, saunas, plunge pools, counseling services, and other health-focused amenities designed to appeal to both businesses and consumers.

Many of Fairfield County’s commercial corridors contain buildings constructed decades ago that continue to serve their communities but may no longer meet the expectations of today’s tenants.
The existing buildings at Dolan’s Corner date back to 1949 and 1963. Redevelopment projects like this offer property owners an opportunity to reposition older assets while preserving their role within the community.
“As commercial real estate continues to evolve, we’re seeing increased investment in properties that can be modernized and adapted for current market demands,” said Charlene O’Connell, Vice President at Choyce Peterson and a Fairfield resident. “The dichotomy in commercial real estate development continues in local communities as well. While some residents remain eager to maintain local charm, others are seeking vibrant destinations where they can work, meet friends, exercise, and access services without needing to travel to multiple locations. Walkability and Connectivity Remain Key Priorities
One of the notable aspects of the proposal is its emphasis on traffic circulation and pedestrian accessibility.
Developers have indicated plans to eliminate several existing curb cuts and establish improved connections between the property and neighboring retail centers. The goal is to create safer traffic patterns while encouraging visitors to move between businesses without repeatedly entering and exiting Black Rock Turnpike.
This approach aligns with broader planning objectives seen in many Fairfield County communities, where local officials have encouraged redevelopment projects that enhance walkability and reduce traffic conflicts.
The proposal would also introduce a more active street presence along Black Rock Turnpike through the addition of second-story uses and outdoor gathering spaces.
